California Law - Quasi-Community Property Strictly speaking, community property refers only to property acquired while the parties are living in the state. Quasi-community property refers to property that was acquired outside of the state of California, but that would have been community property if the parties had acquired it in California. By adopting the theory of quasi-community property, California broadens the principle of community property. So if, for example, the parties bought land while they lived in Washington State, that land will be treated like community property and divided 50/50 if the parties move to California and dissolve their marriage there.
